Deniz Mall - Caspian Waterfront Mall - Baku Entertainment Centre

The Deniz Mall (Caspian Waterfront Mall) located at the Western end of the Baku Boulevard, projecting out into the Caspian sea. The mixed-use retail, leisure and entertainment project will be an iconic development, the architectural form of which is derived from the emblem of Azerbaijan inspired by the geometric shape of the Sydney Opera House.

LOCATION

Located on land reclaimed from the Caspian Sea, Deniz Mall / Caspian Waterfront Mall is a 120,000m² entertainment, leisure and dining destination over five floors.

The building was designed as a national symbol, therefore, when designing, they relied on the state emblem of Azerbaijan – an eight-pointed star.
Initially, the building was supposed to become a congress center, where congresses, weddings and similar events will be held. Eight “petals” will accommodate eight auditoriums that converge in one central visual audience.

A central ‘flame’ tower completes eight angled glass façades inspired by the eight-pointed star on Azerbaijan’s national emblem. The development’s complex geometry was modelled by Chapman Taylor in BIM software, as well as deliverables including drawings, schedules and visualisations. Chapman Taylor co-ordinated the design process across multiple studios live in these models.
The project was originally a government-led development, delivering a 90,000 sqm building envisaged as a conference and event venue.  However, when the project was taken over by Pasha Construction, one of the largest real estate development companies in the country, it was decided that an entertainment-led approach would be the best solution for the building.

The Colliers International team conducted detailed site, market, real estate and international benchmarking research and used the findings to inform the recommended development strategy for the building. The team provided floor-by-floor recommendations for the entertainment, dining and retail mix that should be provided, including proposals for outdoor activities to help animate the promenade and attract people to the destination.

Once completed, Caspian Waterfront Mall – Baku Entertainment Centre will provide a truly unique, world class, day and evening entertainment destination for children, families and young adults.
